Poag Shopping Centers, in partnership with JLL, played a key strategic role in the transformation of Rosedale Center, guiding the evolution of an aging regional mall into a more relevant, resilient, and market‑dominant destination.
The multi‑phase, $50 million investment touched nearly every aspect of the property. Poag contributed expertise across merchandising strategy, placemaking, redevelopment planning, and operational guidance, helping shape a vision that aligned with the needs of the surrounding community and the long‑term trajectory of the market.
A major component of the repositioning was the demolition of a vacant anchor and obsolete shop space to make way for a new 80,000‑square‑foot Dick’s Sporting Goods—a key anchor addition that strengthened traffic, sales, occupancy, and leasing momentum. Additional improvements included the creation of five new pad buildings along the perimeter, supporting an expanded mix of dining and retail concepts and increasing the center’s visibility from the surrounding trade area.
Common‑area upgrades across both interior and exterior environments enhanced the guest experience and contributed to better circulation, stronger storefront visibility, and a more contemporary atmosphere. These strategic enhancements helped reinforce Rosedale Center’s position as a leading retail destination within the Minneapolis metro area.
