Poag Shopping Centers, in partnership with JLL Retail, is leading the development of the retail district within Avenue One—a transformative, ground‑up mixed‑use destination located in West Omaha along the region’s most active commerce corridor, the Dodge Expressway. Envisioned as a modern interpretation of a traditional main street, Avenue One spans more than 200 acres designed to bring an elevated level of urban living, retail, dining, and everyday convenience to one of Omaha’s fastest‑growing areas.
As part of the project team, Poag is contributing comprehensive expertise across multiple components, including:

Phase I of Avenue One’s retail district will encompass approximately 233,000 square feet of specialty retail, grocery, restaurants, and services. The tenant mix reflects both nationally recognized brands and beloved local favorites, tailored to the region’s strong spending power and expanding population.
